Price

The following charges apply for use. There are no deposits, key money, or brokerage fees. If you are alone and do not use the option, you can use it only at the basic charge.

* 1 Rent: Taxable if the usage period is less than 1 month, tax exempt if the usage period is 1 month or more.
* One month is one month until the day before the month following the starting date.

You have taken out liability insurance (rental compensation / individual compensation).

* 3 Cleaning fee: Room cleaning will be performed by a specialist after the customer leaves.
Cleaning during the move-in is done by yourself.

※4Language Support Fee : If the resident is a foreigner, the 24-hour life support service fee will be charged separately.

We have prepared a “living equipment set” that includes daily necessities other than regular items. If you have any requests, please feel free to contact us.

About the period of use

Comfortable Monthly can be used for a minimum of one month. There are four contract categories according to the period of use.

As this is a monthly condominium, the maximum contract is 364 days. After 365 days, if you do not apply, you can live in the same room by re-contracting, but we will charge an additional cleaning fee of 20,000 yen (Tax is not included). ..

Comfort Monthly offers a variety of discount services. Please take advantage of it and use it at a great value!

Repeat discount

Customers who have used Comfortable Monthly even once are considered repeaters.
This service can be used by any repeater, and will be discounted from the rent (starting from 100 yen a day).

Insurance fee

When the rented room is damaged due to an accident caused by a fire, destruction, or explosion, and the landlord is liable for legal liability due to the obligation to return to the status quo.

Personal liability limit of 100 million yen per person

・Target accident
If you are liable for legal liability by accidentally injuring another person or damaging another person’s property due to an accidental accident caused by the use or management of the resident’s rented room.

Main disclaimer for renter liability

Liability weighted by a special agreement with the lessee of the rented room
Damage found after handing over the rented room to the lessee
Damage caused by construction such as renovation, extension, and demolition of the rented room

Intentional damage to the resident
Damages to be claimed for damages to a third party

Payment method

We ask you to pay by one of the three methods. Please pay before shipping the key.

Payment by bank transfer

Please pay from your local financial institution to our designated financial institution. * The transfer fee will be borne by the customer.

Payment by credit card

Please use “online card payment” which allows you to easily pay online.
Cards that can be handled are VISA, MasterCard, JCB, AMEX, Diners and their affiliated cards.

* Please note that you may not be able to use credit card payment for campaign contracts and contracts with special discount rates.

Cancellation before moving in

For cancellation after application (after confirmation of application documents by our company), a cancellation fee will be charged according to the following for each room.

・ 10,000 yen from the time the application is accepted until 4 days before the contract start date
・ 30,000 yen from 3 days before the contract start date to the day before the contract start date

The cancellation fee will be deducted when the initial contract fee is refunded, and the transfer fee will be borne by the customer.
A cancellation fee will be charged separately before payment of the initial contract fee.

About change of application contents

After replying to the move-in application form, you can change the application details only once. From the second time onward, you will be required to pay a change administration fee of 3,000 yen (Tax is not included).

About re-contract (extension)

Please let us know at least 14 days before the contract expiration date.
You can re-contract only if you do not apply for the next move-in.

* A separate offer and various procedures (contract document and payment) are required to re-contract.

Cancellation during occupancy (cancellation in the middle)

If you apply for cancellation before the expiration date, 14 days’ worth of usage charges (rent + utilities + insurance) will be incurred from the date of application.

* Please note that contracts for less than 30 days or campaign contracts cannot be canceled halfway.
* Please note that if the total number of days of use is less than 30 days due to cancellation in the middle of the term, the rent will be refunded under tax law.
* Please note that it may differ depending on the contract type.
